Durham's older housing stock is the reason most of our work here starts with demolition rather than design. Trinity Park, Old West Durham, Watts-Hillandale and Duke Park are full of 1910s to 1930s houses that have been renovated at least twice already, and what the last renovation covered up is usually what we find first.

The recurring one is water. A century-old house has had a century of roof leaks, failed flashing and bathrooms tiled straight onto drywall, and the damage sits in the band board, the sills and the floor framing where nobody looks. We open enough to see it before we price the finish work, because a bathroom quoted as a tile job and delivered as a joist repair is a bad experience for everybody. Alongside that there is a lot of load-bearing work — kitchens opened into dining rooms, which in these houses means a real beam and real temporary support, not a header guessed at.

Out toward Hope Valley and Woodcroft the houses are mid-century and later, and the work shifts toward kitchens, primary bathrooms, flooring through the main level, and screened porches.
